There are only a handful of places on Vlieland that truly sit on the water. Flevo 2 is one of them — arguably the most privileged position the island has to offer. Vlieland is what Sylt once was: authentic, quiet, and without today’s crowds and prices.
An apartment without equal
Flevo 2 sits on the ground floor of the small-scale Flevo complex on the Havenweg — facing the Wadden Sea (a UNESCO World Heritage Site) and immediately beside the harbour where the ferry arrives. The conservatory is the heart of the home: a second living space right on the water, from which you follow the tides, the migrating birds and the harbour traffic. At approximately 93 m² (NEN 2580 measurement), the apartment comfortably accommodates 4 to 6 people: living room, conservatory, two bedrooms, bathroom and open kitchen.
On the sea side lie a private terrace and garden — a combination that is rare on Vlieland. An external storage room of approximately 25 m² provides space for bikes, canoes and beach gear.
The complex comprises only six apartments, of which just two are on the ground floor. Flevo 2 is the only one with direct sea orientation at the front — a combination that almost never comes to market.

Well-maintained, with no deferred maintenance
The building dates from 1930, was thoroughly rebuilt in 2001 and fully renovated in 2015. In 2025 major maintenance was carried out by the owners’ association — roof, façades and installations. No immediate investments are required.
An important advantage: there is no obligation to rent out. The new owner decides entirely whether to keep the apartment purely for private use or to let it for holiday rental.

Vlieland — the island Sylt once was
Vlieland is car-free. Those who arrive here leave traffic, noise and the bustle of the mainland behind. The island is one of the Wadden Islands already familiar to many German holidaymakers through Juist, Langeoog and Baltrum — only Vlieland lies just across the border, is considerably less crowded, and is still affordable.
A significant share of the holiday homes on Vlieland is already in German ownership — a signal of trust for anyone considering a second home abroad for the first time.
Eight years of hard numbers, not promises
Flevo 2 has been let for holiday rental for eight consecutive years, with occupancy consistently at 99–100% — four of those years fully booked.

Notably, occupancy of 97–100% was achieved even after the VAT increase to 21% on 1 January 2026 — guests accept the higher rates. Because a standard 50% deposit applies on reservation, a significant part of 2027 is already financially secured.
Two Dutch terms, explained clearly and transparently
The land under Flevo 2 is held on a ground lease (Dutch: erfpacht) from Staatsbosbeheer, the Dutch forestry and nature authority. The ground rent (canon) is € 2,953 per year, indexed to the consumer price index every three years, with a term running until 1 January 2032.
Staatsbosbeheer has confirmed in writing (letter of 14 March 2017) that it will offer a new ground-lease agreement once the current term ends — so there is no uncertainty about its continuation.
The apartment is also part of an owners’ association (Dutch: VvE). The monthly contribution is € 886 and covers the shared costs of the complex, including the maintenance reserve. The ownership share is 30% across the six units. The major maintenance of 2025 has already been completed — no large investments are expected in the short term.
From viewing to transfer
The sale of Flevo 2 is handled formally by Makelaardij Visser, contact Martijn Visser. After a personal viewing on site, completion takes place through a Dutch notary.
The transfer tax (overdrachtsbelasting) for holiday property is currently 8%.
